Is 2026 a good time to buy a home in Chicago? It's one of the most common questions I hear as a Chicago real estate agent from people either starting their search or generally curious on the market here.

Between mortgage rates, rising home prices and limited inventory, it's understandable that buyers are wondering whether they should buy now or wait.

The short answer: 2026 can be a good time to buy in Chicago, but your finances, timeline and specific neighborhood matter much more than trying to perfectly time the market. As annoyingly vague of an answer, it applies any year to every buyer because there are so many factors to consider.

What's Happening in the Chicago Housing Market in 2026?

The Chicago housing market continues to deal with relatively low inventory. While higher mortgage rates have reduced some buyer demand, there still aren't enough desirable homes for sale in many Chicago neighborhoods and price ranges.

That combination has helped Chicago home prices remain resilient, with double digit growth in certain neighborhoods.

It's also important to remember that there isn't really one "Chicago real estate market." A two-bedroom condo downtown can have completely different market conditions than a single-family home in Logan Square, Lincoln Park or Lakeview. I’ve helped buyers, and sellers, for all of these neighborhoods in 2026, so have seen first hand the variation of each situation.

Even within individual neighborhoods, conditions vary by price, property type and location.

Should You Wait for Mortgage Rates to Fall?

Waiting for lower mortgage rates sounds logical, but lower rates could also bring more buyers back into the market.

If inventory remains low, increased buyer demand could mean more competition and higher prices for desirable Chicago homes.

That's why I generally tell buyers: don't try to perfectly predict interest rates.

Instead, ask:

  • Can I comfortably afford the monthly payment?

  • Do I plan to own the home for several years?

  • Do I have money beyond my down payment for closing costs and reserves?

  • Can I find a home I actually want within my budget?

If the answers are yes, buying may make sense even if mortgage rates aren't perfect. If any of the answers are no or maybe, then there are strategies towards planning the next 6-12 months towards buying in the future.

Can Buyers Negotiate in Chicago Right Now?

Yes — but it depends heavily on the property.

Well-priced homes in desirable Chicago neighborhoods can still receive multiple offers. Other homes may offer opportunities to negotiate price, closing dates, credits or other terms.

Understanding the difference is one reason working with a Chicago real estate agent who understands the specific neighborhood and property type can be valuable.

So, Is It a Good Time to Buy in Chicago?

For the right buyer, yes.

Rather than asking whether you can time the Chicago housing market perfectly, I'd focus on whether buying makes sense for your life and finances right now.
